We are seeing lots of activity in sales in September and October. The primary residential market has had the most sales in the last few months with the first time buyers being able to take advantage of the $8,000.00 tax refund that is available. We are also seeing activity in the Central Oregon commercial and income investment properties as well, but still not as much demand. We have seen a few farm and ranch properties sell and also recreational and vacation properties.
We have to ask the question “WHY” . Here is my opinion… Short-sales, bank owned, and homeowners realizing that they need to price their real estate in a way that will sell today. Although it has taken awhile for everyone to look past how much equity they are loosing or lost and realize that the sooner they get out from under the position they hold the sooner they will be on the road to recovery. People have needed to realize that yes they will loose money in their investment and come to grips with it. They are there now….The upside is this. Even if you walk away with little or no equity in your last investment you now have the opportunity to invest in a Market that is at or almost at the bottom. Buying in today’s market will put you in a position to start seeing your real estate investment grow once again.
This is very exciting for buyers as they have been holding onto the real estate dollars waiting for the market to hit bottom and level out. Those of you that have done this should start looking for your next investment. Your patience has and will pay off. We are seeing commercial cap rates going as high as 8% and higher. We have Central Oregon income property that is for sale with over 9% cap rates. We have seen residences in Central Oregon selling as low as $70,000.00. Central Oregon farm, ranch, and recreational properties are for sale at 40%-60% less then then invested value of the owners. This is the time to move on your next investment and take advantage of this market.

Hi everyone! Thank you for stopping by my website. Today I want to talk about buying Real Estate. Real Estate today needs to be purchased differently than it has been in the last few years. Only a few years ago agents had a flood of buyers and a shortage of property. Lending institutions were more generous than ever and rates were down. With the combination of the above mentioned elements, our property values soared. Real Estate agents were successful with little effort and properties were on the market fewer days and your cash was in the bank within a short amount of time to be exchanged or reinvested.
Today the market has turned 180 degrees and the strategies agents used yesterday are not working in today’s market. This is where I would like to offer my thoughts and opinions to best represent you the buyer.
For the buyer I have great news… This is your market! You will be the reason the economy will come back and start its upward cycle. There is an abundance of property available at a decade ago or more values. We have a distressed market that has lasted too long and people are having to make moves that they didn’t think they would have make. Banks, Businesses, Investors, home owners and Speculator’s all need to reposition themselves in the market or get out from under their liabilities. Their liabilities now can become your assets. We used to see CAP rates go as low as 3.5% because they had the appreciation in the real estate to shorten the length of return. Today income property CAP rates can go to over10% and I feel they need to be at least 8% CAP as a minimum because of the lack of appreciation. We are now seeing the prices get to this point. Commercial, Residential, Vacation Home, Ranches, Farms, and Horse properties all have dropped to 12 year lows. River Front and lake property for hunting and recreational use have been dropped by more lucrative owners because they want to reposition themselves in the new market. It makes sense for them to do this so that their real estate money will start working for them again. Now is the time to take advantage of this market and allow the new generation of Real Estate appreciation happen for you.
